1. FINANCIAL:
Prepare monthly financial statements detailing:
- Rents collected and summary of arrears
- Monthly disbursements, and
- Bank balances
Pay all valid accounts incurred, taking advantage of all available discounts.
2. ADMINISTRATIVE:
- Monitor and enforce annual legal rent increases.
- Prepare necessary notices to tenants.
- Update Tenant records on an ongoing basis.
- Arrange for insurance, including building, liability, boiler, etc.
- Respond to concerns and inquiries of tenants.
3. OPERATIONAL:
- Schedule on-site inspections and report any suggestions to the Owner, which will ensure a long term appeal for market resale, and minimize major repair expenses.
- Supervise repairs and/or maintenance work in the common areas.
- Hire and supervise on-site staff, superintendent and all contractors, where required.
- Establish preventive maintenance procedures for common areas.
- Tender and recommend suitable contractors.
4. MARKETING:
- Design digital flyer to display onsite in the property and in the flyer boxes in front of our office.
- Advertise in Union Tribune and other local papers.
- Promote properties on our website (www.CENTURY21Horizon.com).
- Promote properties via networking.
